Our Introductory Service
Rental
valuation of your property.
Regular local advertising.
Marketing your property for rent and carefully vetting all suitable applicants.
Conducting accompanied viewing appointments.
Applying for references on your behalf - employer's, personal, financial and
previous or present landlord. We will also carry out a County Court Judgement
check wherever possible.
Advising the service companies (gas, electricity, water and the local Council
office) of the change of occupier and arranging for the relevant accounts
to be charged accordingly at the start and completion of each Tenancy.
Collecting the first month's rent plus a deposit (usually equal to one month's
rent) from the Tenant prior to commencement of the Tenancy.
Drafting an individually prepared Assured Shorthold Tenancy Agreement and
Notice required by mortgage lenders if necessary.
NOTES:
Once a tenant is agreed and in residence the care and control of the property
becomes your full responsibility.

Full Property Management
For our management service the setting up of the tenancy is as 1-8 of the
introductory service plus:
Preparation
of a full Fixtures and Fittings Inventory and Report of Condition which is
checked and agreed by the tenant.
The management of your property will then be undertaken as follows:
Collecting
the rent on a monthly basis in advance by standing order if possible.
Forwarding the balance (after deducting our charges and any costs incurred
on your behalf) to your chosen bank/building society to arrive in your account
on either the 14th or 24th of each month, depending on the commencement date
of the tenancy.
Preparing a full Statement of Account every three months.
Inspecting the property at least once during every three months of the Tenancy
wherever possible.
Dealing with any day to day management matters including the organising of
repairs and maintenance work.
Serving the Tenant with the statutory Notice Requiring Possession as required
in accordance with the Housing Act 1988.
At the end of each Tenancy we will prepare a Schedule of Dilapidations based
on the initial inventory signed by the tenant, advising you of any wear and
tear and any repairs or improvements which may be necessary.
All charges relating to introductory or managed services available on request.

Caretaker Service
Our Management service does not include the supervision of your property whilst
it is not let, although periodic visits will be made whilst we are seeking
new tenants.
However, we can manage your property prior to letting or for any vacant periods.
We will inspect the property on a regular weekly basis and deal with any day
to day management matters including the organising of repairs, gardening and
maintenance work, but any costs incurred will be charged to you.
